Many first-time buyers hear “down payment” and assume that is the full amount needed. A purchase can also involve closing costs, prepaid taxes and insurance, inspections, an appraisal, moving, and money you want left after closing.

What if I need help with a down payment?

The planner keeps down payment help separate from seller or lender credits because they do different jobs. Add only amounts that have been confirmed. Programs have location, income, property, occupancy, and timing rules that can change. If you are not sure what may apply, leave those fields at zero and review the down payment help guide.

Moving, utility deposits, small repairs, window coverings, and basic household needs do not appear in the purchase price. The planner includes a place for the cushion you want to preserve.

Where the final number comes from

Your initial Loan Estimate and later Closing Disclosure contain the lender and settlement figures for an actual transaction. The amount can change as the property, insurance, credits, closing date, and services become known. This worksheet is a way to prepare, not a replacement for either document.
