First-Time Homebuyer Programs — Down Payment Help, Low Down Options, and State Assistance

First-time buyers may combine an eligible first mortgage with down-payment or closing-cost assistance, but programs have income, purchase-price, occupancy, education, credit, and funding rules. In California, CalHFA MyHome is open; CalHFA Dream For All’s 2026 window is closed. In Nevada, HIP/Home First programs are open subject to eligibility. Always verify current availability before relying on assistance.

“First-time” often means you have not owned a principal residence in the last three years, but each program can define it differently.

Which programs should CA and NV buyers check?

  • CalHFA MyHome: open, deferred down-payment assistance for eligible California buyers; limits and layering rules apply.
  • CalHFA Dream For All: the 2026 application window is closed. Do not count on it for a current purchase.
  • Nevada HIP/Home First: open programs may offer assistance to eligible Nevada buyers; funding and terms can change.

Verify current availability directly with CalHFA and the Nevada Housing Division.

What first mortgage can pair with assistance?

Depending on the program, assistance may pair with FHA or conventional financing. Eligible veterans can compare VA; address- and income-qualified buyers can review USDA. The assistance lien may be deferred, repayable at sale or refinance, or subject to other terms—it is not automatically free money.

What decides whether down-payment help may fit?

  • Household income, assets, credit, debts, and income the lender can use
  • First-time status and required homebuyer education
  • Property address, purchase price, occupancy, and appraisal
  • Whether assistance can be layered with the first mortgage

Help with the upfront cost

Down-payment help can change the timeline, but it does not erase the other costs

Assistance may reduce the amount you need upfront. It can also bring income limits, homebuyer education, a second loan, repayment terms, or a higher first-mortgage cost. We will compare the help you receive with every condition attached to it.

  • How much help is available and whether funding is currently open.
  • When the assistance must be repaid and what happens after a sale or refinance.
  • Your full cash need, including closing costs and a cushion after moving.

Frequently asked questions

Is CalHFA MyHome currently open?

CalHFA MyHome is open as of this page’s 2026 review, subject to funding, lender participation, county limits, and borrower eligibility. Verify current availability and terms before making an offer.

Can I use Dream For All in 2026?

The 2026 Dream For All application window is closed. Future funding or windows are not guaranteed. Check CalHFA for official updates rather than relying on older articles.

Are Nevada HIP and Home First open?

They are open as of this review for qualifying Nevada buyers, but funding and eligibility can change. Verify current availability, income limits, purchase limits, and lender participation.

Does assistance mean I bring no money?

Not necessarily. Assistance may cover an eligible portion of down payment or closing costs, while inspections, appraisal, earnest money, prepaid items, savings after closing, and program-required contributions may remain. Review the Loan Estimate and assistance documents.
