USDA Loans — Zero Down, Rural & Suburban Homeownership

USDA guaranteed loans can offer eligible buyers 100% financing for a primary residence in an eligible rural or suburban area. The property must pass location and condition rules, household income must fit program limits, and the borrower still must qualify for the lender’s credit and debt analysis. Zero down does not eliminate closing costs or other cash needs.

The first question is not “does this address look rural?” It is whether the USDA eligibility map, household income, property, and lender review all line up.

What will the lender look at for USDA?

Frequently asked questions

Does USDA mean no cash is needed?

No. The program may permit 100% financing, but inspections, appraisal, earnest money, closing costs, prepaid items, and repairs can still require cash. Seller credits or assistance may help when permitted and documented.

Is USDA only for farmers?

No. Eligibility is based mainly on the property location, household income, occupancy, and underwriting—not farming. The home must meet program requirements and be your primary residence.

Can self-employed buyers use USDA?

Potentially. Self-employed income requires documentation and may be analyzed differently from wages. Business history, ownership, expenses, and stable income the lender can use matter. Start with the complete file, not a headline rule.
